Bruner/Cott completed the occupied renovation of two 1970s-era apartment buildings at 808-812 Memorial Drive. Situated along the Charles River, the buildings, known as the Rivermark Apartments, house 300 mixed-income apartment units of varying sizes, approximately 38,000 sf of commercial space, and five levels of parking. The project improves tenant comfort and sense of security, while also strengthening the residential community and identity.
Exterior renovations included the installation of new, high-performance cladding and window systems that refresh the appearance of the building, support efficient mechanical system upgrades, and significantly reduce residents’ cost of living. The project also reworked the landscape and community courtyard space to improve lighting, circulation, and accessibility, including new surface materials, benches, and lighting.
On the inside, common spaces such as the community room, activity room, and computer lab were renovated to better serve residents. Lobbies, elevators, and corridors were with modern and vibrant finishes, flooring, lighting and signage, in addition to select interior unit renovations.
To avoid displacing families and individuals, the two buildings remained fully occupied during construction and installation of their overcladding systems. This critical goal refined the approach to design, installation, and phasing for the 450,000 square feet of exterior surface. The team developed a panelized skin that could be assembled off site and lifted into place. Once installed, the existing windows were removed and sealed to the new windows as a last step of assembly.
